July 2010 - Sustainability and Construction Marketing - New Report
'The Commercial Value of Sustainability' is the title of the latest industry report from CIMCIG.  Against a background of subdued levels of activity across the industry, this thought-provoking and insightful report looks at the potential rewards offered by the sustainability sector through targeted marketing and communication.

The report encourages debate on the issue from construction's marketing community and presents a compelling argument for action.  Citing the need for significant upgrades to the energy-efficient standards of the UK's private and social housing stock (to meet UK targets in the reduction of CO2 emissions - 80% by 2050 and 30% by 2020), the report draws on published research to demonstrate a potential market worth between £3.5 and £6.5 billion in low-carbon refurbishment.  Also explored are the potential benefits for construction in meeting energy generation goals (EU targets require that, by 2020, 20% of the UK's energy should come from renewables) and how government-backed projects such as the 'Feed-in-Tariff' scheme can have a major stimulating effect in the take-up of renewable energy installations.

The report makes a series of recommendations to both government and the industry and looks to focus greater attention on the issue through further discussion. Crucially, in order to capitalise on the opportunities, it underlines the essential role of the marketer in communicating the value of such refurbishments to the end-user and points to impartial sources of case studies which can be used to highlight the benefits, whilst considering how social media can be exploited to disseminate positive, evidence-based, success stories. The report is a worthwhile read for all those involved in construction sales and marketing and can be downloaded in full from the CIMCIG website, click here

May 2010 - Huge leap in NHBC new home starts in 2010
According to Housebuilder, one of the the leading journals for the sector, applications to NHBC to start new housing in Great Britain in the first quarter of 2010 stood at 27,200, 74% up on the same quarter last year according to the warranty body's latest stats. Of these, 24,100 were in England, 80% up on the 13,400 starts in the first quarter of 2009. The figures reveal the quarter saw the highest number of starts since the second quarter of 2008 in England, Wales and Scotland. However in Northern Ireland there were 800 applications, down on quarters two, three and four last year but 100 higher than quarter one. The new figures show that 10,700 applications to NHBC to start new homes were made in March against 5,700 last year. The figures include private and public sector build. For all the latest housebuilding news and events visit www.house-builder.co.uk

April 2010 - Construction Products Sales Stabalise
The latest 'Construction Activity Barometer' from Ernst & Young and the Construction Products Association shows that, during the first quarter of 2010, construction product sales were broadly flat compared to one year earlier. These results take account of the reduced levels of activity caused by January's adverse weather conditions. Furthermore, the Barometer posits that product manufacturers are anticipating growth in sales in the second quarter of 2010. Commenting on the results, Noble Francis, Economics Director for the Construction Products Association said, 'This latest survey reflects improved conditions for the construction products industry and can be partly attributed to the fiscal stimulus from government during the recession. Looking forward, the rest of 2010 and 2011 are likely to remain extremely challenging for the industry given the threat of sharp cuts in public capital spending. Although there is a clear need to reduce the public deficit, government must ensure that it maintains investment in those areas such as transport, energy, housing and education, which are most likely to encourage economic recovery and provide the basis for long term sustainable growth.'

Meanwhile, another measure demonstrating improved sentiment was Construction Europe's 'CE Barometer'. Giving a snapshot of the wider European market, the March results showed a strong rise in month-on-month activity.  21% more respondents said activity had picked up compared to the previous month and a balance of +46.5% respondents said they thought activity would be higher in a year's time.

Finally on this point, the Chartered Institute of Purchasing & Supply's (CIPS) Construction Purchasing Managers' Index (PMI) showed that construction activity increased during March for the first time in two years. The Index posted 53.1 in March, up from February 2010's reading of 48.5, representing the first reading above the 50 level since February 2008. Any reading above 50 indicates expansion of manufacturing in the construction industry, while a reading below 50 indicates contraction. Notably, the forecast had been for a reading of just 48.80.

April 2010 - Architects polled on election voting intentions
Its not that we think there isn't enough talk of politics at the moment, but a quick nod to the election shouldn't cause too much (additional?) pain. The Fees Bureau, the publishing division of construction research firm Mirza & Nacey, carried out a poll of architects in the week after the budget. The full details can be viewed at www.feesbureau.co.uk/election1.asp but key questions included:
Q:     Who is best for UK construction?
47% said Labour would be best for construction, compared with 33% saying Conservatives, with Liberal Democrats trailing at 14%.
Q:    Who is best for the UK economy?
36% say Labour, 33% Conservatives and 26% Liberal Democrat.
Q:    Which political party do you think you would vote for in the General Election?
32% Conservative, 30% Labour and 27% Liberal Democrat.
The full survey also looked at attitudes to public spending, the budget deficit and taxation as well as the demographic variations of the responses.  As reported previously, Glenigan have produced a report looking at how a change of government will impact the construction industry. 'Building a Conservative Britain' is available at www.glenigan.com for £795 + VAT (20% discount for Construct UK subscribers).

Feb 2010 - Latest Market Conditions
The latest GB construction industry forecast, just published by construction industry management consultants Leading Edge, predicts a fall in total construction industry output of 1.7% in 2010 compared to 2009, giving a figure of £96.9bn at constant 2005 prices. However, growth is expected to return to the house-building sector this year (2010) and to the construction sector as a whole in 2011, although recovery is expected to be slow. The full press release can be viewed here.

According to the latest (January 2010) CIPS/Markit Construction Purchasing Managers’ Index, housebuilding still remains the only sub-sector of the industry showing any signs of growth, although, for the industry as a whole, perhaps some minor optimism can be gleaned from evidence that the pace of the overall contraction in output has slowed dramatically and employment in the industry declined at its slowest pace since August 2008.

The latest Glenigan Index also gives cause for optimism: According to Glenigan’s Economics Director, Alan Wilen, the “construction industry’s prospects are expected to gradually brighten over the course of 2010 as private sector confidence starts to recover, although government funded projects will be increasingly constrained by budgetary restrictions.”

Despite poor weather conditions reducing the number of housing starts and slower growth in social housing starts, the Glenigan Residential Index for December still remained 6% higher than a year ago. The Civil Engineering Index for December was also higher than a year ago at 16%, although the Glenigan Non-residential Index for December fell back sharply and was 24%, due to the continued weakness of the private industrial and commercial sectors combined with a slowing in government funded projects. Summarising the mixed messages, Wilen stated, “The flow of private sector work is forecast to improve during 2010. In contrast, the pick-up in public sector starts seen since April 2009 has begun to lose momentum and Government funding cuts will further restrict the flow of public sector schemes over the medium term. Accordingly, whilst underlying construction project starts are off recent lows, the anticipated recovery over the next two years will be slow and fragile.”

Given some of the dire alternatives, a “slow and fragile” recovery has to be seen as positive. Responding to the threat of further contraction resulting from cuts in capital spending, post-election, Ian Tyler, chief executive of Balfour Beatty, was quoted in the FT saying, ”We all know there are going to be spending cuts after the election, but I think there is a real will to not disproportionately hit the construction sector”.

However, growth is expected to return to the house-building sector this year (2010) and to the construction sector as a whole in 2011, although recovery is expected to be slow.     Construction of factories and warehouses is expected to fall almost 60% between 2007 and 2010.

Public investment in schools and hospitals remains strong in 2009 and 2010, but is anticipated to fall sharply in the following years

Interestingly, in the July edition, Hobson Ford took an optimistic view of the prospects for the UK housebuilding sector, stating

This is because supply had been cut back so much last year that almost any upward trend would result in a positive reaction…………..We expect the year to finish around 90-95,000 starts1 with further upside potential. This will be slightly lower than 2008 as a whole but much improved on the last 6 to 9 months”.
